Contract summary prompt builder

Reading a contract end to end to find five facts is slow, and the most expensive terms — auto-renewal windows, liability caps, notice periods — are usually buried in dense clauses. This builder turns the specific things you need to know into a precise extraction prompt, so an LLM returns a clean summary of exactly those fields instead of a vague paraphrase of the whole document.

How it works

You select the contract type and tick the data points you want pulled out: parties, effective and termination dates, obligations, payment terms, penalties, liability, confidentiality, and renewal conditions. You then choose an output format — a scannable bullet list, a structured table, or a risk-flagged review that calls out unusual or one-sided clauses. The builder assembles a prompt that names each target explicitly, fixes the output shape, and instructs the model to mark anything not present as “Not specified” rather than inferring it. You paste the contract text after the prompt in your LLM.

Tips and notes

  • Always verify dates and money. Auto-renewal and notice-period terms are the most commonly missed and the most costly — the prompt surfaces them first.
  • Use the risk-flag format for unfamiliar contracts. It asks the model to highlight clauses that are unusual or unbalanced, which is a useful triage signal before a human review.
  • This is triage, not legal advice. Treat the output as a map of where to look, then have a qualified lawyer review anything material.
